Wellington City Council – LIM Report Timeframes October 2015

Due to high demand Wellington City Council (WCC) is not currently accepting any applications for an urgent LIM Report. WCC has stated that there are no exceptions to their position on this and that they will reconsider their position on 9 November 2015.

WCC is generally taking the full period of 10 working days to issue a standard LIM Report. We strongly recommend that you to take this into consideration when completing an Agreement for Sale and Purchase to ensure that you have adequate time to receive and review the LIM Report.

Therefore we would recommend that you do not reduce the LIM Report timeframes contained in the standard terms of the Agreement. If you are inserting your own LIM Report condition in the Further Terms of Sale we recommend that you allow a timeframe of at least twelve (12) working days.

If you are purchasing a property outside of the Wellington City Council region you should contact the relevant Council to ascertain their current processing times before submitting your offer.
