Residential Tenancies Bill passed
The long awaited changes to Residential Tenancies law are expected to come into effect on 1 October 2010 following the third reading of the Bill in Parliament. The key changes include:
- Extending the law to apply to boarding houses
- Clarifying the process for terminating a tenancy due to non-payment of rent
- Increasing the monetary limit of the Disputes Tribunal so most tenancy matters can be resolved quickly and in a cost effective way.
- Improving the enforceability of Tenancy Tribunal orders
- Changing the amount of days constituting a short fixed term tenancy to 90 days
- Requiring Landlords who are going to be out of New Zealand for 21 days or more to appoint an agent to deal with their property
- Body Corporate rules which affect a tenant will now be part of the terms of a tenancy agreement
- Landlords are not entitled to receive “key money”
